BACKGROUND
Meridian House is a truly one-off, architect-designed property built around twenty-five years ago by the vendor, Mr Bywater. Due to his age and limited mobility, he was finding it challenging to maintain the property and was residing in just a few rooms of one wing. He wished to sell Meridian House and find a smaller home better suited to his needs. The property had been on the market with a different agent for several months and, although specifically requesting that all viewings were conducted by the agent, Mr Bywater was often asked to show potential buyers around. When he instructed Enfields Luxe to market Meridian House, we were adaptable to his needs, conducted all viewings and helped him find a new home.

MARKETING THE PROPERTY
Our stylist and our photographer staged and photographed the main rooms of Meridian House which included aerial drone photographs and a twilight shoot. Our Client Executive, accompanied the vendor to keep him at ease throughout both shoots. Our copywriter attended the property for an interview with the vendor to learn the history of his home. From the information taken in the interview, our copywriter incorporated interesting details into the descriptive story of the property.
The story of every property we market, along with the exterior, interior and aerial photographs, is published in the bespoke luxury brochure and accompanies the listings on property portals and the Enfields Luxe website.

The seventh party to view the home fell in love with it as soon as they walked through the entrance gates. The same day, they made an offer which was subsequently accepted, and the sale was agreed.

The property is named after the meridian line of longitude due to its position between ‘Sunrise Cottage’ and ‘Sunset Cottage’; the two identical gatehouses, also built by the vendor, which flank the approach courtyard. The brochure’s logo depicts the sun centralised within the motif of a building, representing the sun’s position at midday as it crosses the meridian line.

“The time had come in my life to sell my most valuable and precious possession. My beautiful home was designed and built by myself with a lot of my late wife’s influence and as a multi-property owner I have used numerous estate agents over the years, mostly to my disappointment.
